Credit Score for Mortgage: How to Go From 698 to 760 in 41 Days

My first pre-approval came back at 6.99% interest. The loan officer said "If you were at 760, you'd be at 6.49%."

0.5% difference doesn't sound like much. On a $380,000 loan over 30 years, it's $42,000 in interest. Forty-two thousand dollars for 62 points.

I had 41 days until closing. I went from 698 to 761.

Here is exactly what moved the needle.

Why 760 Is The Magic Number for Mortgages

Mortgage rates are tiered:

740-759: Great rate
760-850: Best rate available
700-739: Good, but you pay more
Below 700: You pay a lot more

I was at 698. One point below 700. That put me in the worst tier for someone buying a house. I needed to jump two tiers in 6 weeks.

What Actually Raised My Score 63 Points in 41 Days

Day 1-3: Paid down utilization from 48% to 7%. This was 80% of the gain. I had $8,400 on a $17,500 limit. Score models hate anything over 30%. I paid $7,200 down, leaving only $1,200 reported. But the trick: I paid it BEFORE the statement closed, not after. I called Chase and asked "what day do you report to bureaus?" They said the 23rd. I paid on the 21st. Score jumped 31 points in 9 days.

Day 5: Removed one old collection for $87. It was from 2021, a medical bill I forgot. I called, paid, and asked for pay-for-delete in writing. They emailed deletion letter. Gone in 14 days. +12 points.

Day 7: Became an authorized user. My mom added me to her 11-year-old card with $24k limit and $0 balance. Age of credit went up. +8 points.

Day 10-41: Did NOTHING else. No new applications, no closing old cards, no new debt. I let it age. The last 12 points came from time and lower utilization reporting across all bureaus.

Total cost: $7,287 (most of it was paying my own cards anyway). Total savings: $118/month, $42,480 over loan.

What Did NOT Work

I tried Experian Boost. +2 points, useless. I tried disputing a late payment from 2022. Denied, waste of time. The only things that work fast are: lower utilization below 10%, remove collections, and don't apply for anything new 60 days before mortgage.

Get your mortgage credit report early. Your free Credit Karma score is VantageScore, not FICO 2, 4, 5 that mortgage lenders use. My Credit Karma said 724, my mortgage FICO was 698. Get the real one.
