Closing Costs Breakdown: 12 Fees Your Lender Doesn't Want You to Question

My lender sent me the Closing Disclosure. Total closing costs: $18,740.

I asked my realtor if that's normal. She said "yeah, about 3-4% is normal."

But I'm nosy. I Googled every single line item. And I found $5,320 in fees that were either negotiable, fake, or marked up.

After 2 emails and one phone call, I got it down to $13,420. I saved $5,320 at the closing table.

The Closing Disclosure: Where They Hide The Profit

Your Closing Disclosure has 4 sections: A, B, C, and E.

Section A - Origination Charges: This is lender profit. 100% negotiable. Mine had $1,995 origination fee + $495 processing + $350 underwriting. That's $2,840 for them to print documents. I got them to remove processing and underwriting because I already paid origination. Saved $845.

Section B - Services You Cannot Shop For: Credit report $75 (normal), appraisal $625 (normal), but they added $250 "appraisal review fee" - that's fake. That's their job. I got it removed.

Section C - Services You DID Shop For: Title search $1,200, title insurance $1,850, survey $450. My lender's preferred title company was $3,500 total. I shopped and found a local title company for $2,100 total. Saved $1,400. Lenders CANNOT force you to use their title company.

Section E - Taxes and Government Fees: Not negotiable, but check math. Mine was correct.

12 Fees You Can Negotiate or Remove

1. Processing Fee ($300-$600) - Ask to waive if paying origination
2. Underwriting Fee ($400-$900) - Same, double dipping
3. Rate Lock Fee ($0-$500) - Should be free
4. Courier Fee ($50-$100) - It's 2026, everything is email
5. Admin Fee ($200-$400) - Pure profit
6. Appraisal Review Fee ($150-$300) - Their job, not yours
7. Document Prep Fee ($200-$500) - Covered by origination
8. Title - Shop it yourself, save $800-$1,500
9. Survey - If seller has recent one, reuse it
10. Pest Inspection - Not required in many states
11. HOA Transfer Fee - Sometimes seller can pay
12. Lender's Title Insurance - Ask for reissue rate (40% cheaper)

I emailed my loan officer: "Hi [Name], I reviewed Section A, B, C. Can you explain fees X, Y, Z and if we can waive them since I'm paying origination? Also I have a title quote for $2,100 vs your $3,500."

He replied in 2 hours: "We can remove processing and appraisal review, and match the title quote."

The Script That Works

Don't argue. Use this exact script:

"I appreciate the estimate. I'm comparing 2 other lenders and their Section A is $800 lower and they are not charging processing/underwriting. Can you match or waive those? I also have a title quote for $X. I'd love to close with you if we can get closer to $Y total."

Lenders expect you to negotiate. 80% of buyers never ask. That's why they add junk fees.

If they say no, go to another lender. I had 2 Loan Estimates. The second lender immediately removed $1,200 in fees to beat the first one.
